Thanks for sharing the great deal you go. I just closed with Better at that same rate for a 30 year. Question, the $3260 in credits, was that a credit against your closing costs provided by Better.com?

I think Letsgogo thought you didn't have your wife on the mortgage. Better allows any one of the borrowers to be the primary, hence your selection of whose card it was.

Yes. They will give you as lender credit at the time of closing. If you back off before the closing you loose $750.

I assume this is the rate after you negotiated and matched with another lenders right? What's the initial rate better.com provided you? I just want to have a sense of how much room they have and they're willing to give you.

I got the same rate and credit with a $240k loan. I just finished up at the title company so now I can take a break from this thread until rates drop further.

Spoke to Watermark yesterday and he roughly quoted 2.625% no points but with $1300 origination fee plus regular closing costs on a 30yr fixed. This is based on $230k and 685 FICO. I just put in an official application so we'll see if this rate holds steady.

And my pre-approval with Better still shows 3% w/$2100 in points. It would be over $4200 in points to go with Better's 2.75%. Not even close to being competitive.

Lucky for those who got in on a great better.com rate. I got Mak (and he's great according to slickdealers). Better would not match today.

My best for TX is:

2.75% + 0.399% points

A= 1754
B=214
C=3232 (TX is high unlike CA)

That's final. What a difference from others....

WIth Loandepot:

2.75% with ~.35 points

A=1595
B=212
C=3054

Lender credits of 5040

Doesn't make sense to step down to 2.65% b/c it will take ~10years to recuperate the upfront lender credits that I get with 2.75%.

Fortunately, my lender title insurance (C) will get halved b/c home purchase <4 yrs so my final with LD will be:

2.75% with 1500 in credits + F + G
