I locked at better 3 weeks ago after a price match and beat. I'm almost done underwriting. Last week I received a 2.625% with $850 in credits from loancabin. Today better came back with 2.75% and 250 in credits... how is this anywhere near what loancabin offered? I have the infamous concierage but I've been going through my processing agent as they are much quicker. Anyone have anyone have any suggestions? If they sweeten in a bit more I'll just do it because I'm so far in the process.

Nice.. If only better responded to my emails..Horrible no response. Maybe due to volume.. My rate is 2.75 1500 for points and no lender credit. Will wait for watermark to try a price match.. I can't bail on them as I need to close..

I have generally found the same. Better seems to do a better (pun not intended) job of matching/beating rates on days the mortgage market is dropping rates.

When does Better create a task for the last 5 digits of your AMEX? I'm closing on Thursday and I haven't received that task yet for the $2500 credit.

$1500 origination is high. That's just points by another name.

I don't think you realize how rare it is for an entity to adjust rates after a lock. Most places don't even offer a floatdown and when they do its only after 0.5% drop in the market and you won't get an amazing deal to float down.

Locking in the mortgage industry is a *big deal*, and most mortgage brokers pay for broken locks. Better is clearly in some VC type of model where they are burning through cash. This sense of entitlement is nuts!

LOL, I hear yea as I am a serial refinancer lol and this is probably the most competitive the market has been in the last 4-6 months.



The problem is many people are getting the FOMO and the others posting is setting a precedence of expectation and Better is not helping is cause as its very inconsistent.


In the past the rate drop had to be a .25% which is rare as most times its only 1/8th so yea this whole thing with Better is nuts as well as other lenders who are matching with other Lenders and essentially negotiating....never happens..

E-mail your closing expert and remind them to add it. Mine popped up 2 or 3 days prior to my closing.

I'm about to close this week with one lender at 3 percent with a nice credit that covers my escrow. Thanks to everyone on this board for your advice and pointers!

When can I start applying to refi again? After closing? After funding? Or do I need to wait longer? And will a lender let me refi at 2.875 or do I need to go down to 2.75 or lower?

Also, I had initiated an application with Better but they declined to match my current lender. The application is still up on the Better website. Is there a way to wipe out this app and start over again with them? Or should I use a new email account, or another strategy? Thank you!

wait what?? we paid off our car loan two week before mortgage companies started pulling CR's. They saw active car loan when they pulled the report. Now, if they pull it again near closing, car loan probably won't be there and score would have dropped big time?? Do they raise stink about car loan pay off?

I was able to lock in 2.75% for 30 fixed with zero points with very little closing costs. They are working on CEMA so hopefully there wont be any transfer taxes.

If you are looking to go with a 20 year mortgage try to find a competing loan estimate and have Better match it. I'm sure you can do better than what shows up on your table.
