Sorry it's 393 pages to dig but can anyone PM me a good competitor for the rate match? I'm in the state of Washington.

With a cash out refi you're not going to get the lowest rates, since the lenders view it as extra risk. Off hand I don't know what good cash out rates are now, though even factoring that in your quote seems high.

Try loandepot. They gave me best rates. 2.75% A+B+C was ~4800 w/ 5000 credits. for 30 yr fixed.

I also used LoanDepot, though LoanSnap was somewhat competitive. Many have gotten really good rates via Lenderfi, LoanCabin and WaterMarkHomeLoans.com

i emailed the laon officer that sent me the better.com rates after i filled out the application. They matched the rate and beat the closing costs for me.

I have a feeling that based on the rates dropping or going up the matches go through or not. It might also depend on your loan amount how much they make.

Yeah Better is still pricematching - I think there are more strict guidelines now (i.e. to include the $2500 AMEX benefit...or at least to consider it)

  • -12 point drop - March after the loan funded this is unusually high as before it has been only a 6 point drop so not sure what else caused this big drop.
  • +6 point Gain - June right before another refinance start; probably just recovering with on time payments etc.
  • -3 point drop - Refinance applications put for multiple lenders (dozen).
  • -3 point drop - July early, I think this is attributed to me applying late to Watermark for example.
So based on the trends I'll see another drop once the loan is secured and on the books of 7-12 points. My credit was in 830+ and is currently hanging out at 815 from Transunion (will vary by company).

Got an appraisal waiver. Fannie has my house at a ridiculous high value, but I'm not complaining.

Sent it to Better, but was thoroughly unimpressed with their customer service. Couldn't get a hold of anyone that could actually make a determination of if they could match it. And I've been contacted by three different people from better leading up to this but nobody can't return a message.

Meanwhile I have to say I've been very impressed with Watermark. Been dealing with one person. Emails/texts responded to in minutes and every time I've called he's picked up. Apparently my wife's company reports to some system they can use for income verification so I don't even have to send tax documents and W2s. They just needed homeowners dec sheet, mortgage statement, and photo IDs.

Edit: Figures, right after this got the updated loan estimate from Better. They ultimately did match.

Yes. My wife has a higher FICO because she has a car loan. I just took out a new one (day after closing with better.com). Expecting my FICO to go with car loan, and down with credit inquires.
