If you are buying a home, you mean we just pay it upfront and send them proof and they will close the task??

What if the deal falls thru ?? I guess we need to work on a refund later.. I thought goign thru escrow will aling closing dates, payment dates and effective policy date for home insurance..

So I go and pay for policy and then close this task ??

Yes, I did this and matched by better (A+B+C-lender credit = $425).
By "No closing costs" ..... you mean A+B+C = 0 and 300$ credit? If yes, it is a fantastic deal!!

Yes, A+B+C=0 and extra $300 credit. If i could get it matched with Better with $2500 Amex credit, that would be awesome!

Well I was refinancing so the policy was already in place
but for buying a home, ask your insurance provider if they can provide a quote you can forward to Better that shows intent on insuring that way you don't have to fork any $$$ up front.​

OR

Build it into ESCROW and remove insurance from your ESCROw later after loan closes

you havent' given them a deposit, right? If you haven't paid anything, you can still go with better. have them match/beat using the LE you have

Don't forget to include E in your "no closing cost" calculations. For me, my E is only $64. However, if I was in Florida, it would be over $1k! That makes a big difference.

I got the below from LenderFI. So far this is the best rate I got so thinking of locking it and see if others match.
2.75% on $510,000 in NC for a 30 year
A+B+C = 0+696+1247 = $1943
Lender credit $2007

Better was way higher at A+B+C = 5135+64+2053 = 7252 and no lender credit.
Sent the LE to better to see if they will match.

Still waiting on LoanDepot and Watermark to get back with a LE.

Good rate from Lenderfi assuming for a 30 year. Hopefully Better will match but it seems to be really hit and miss.

Watermark offered the following to me - which would you go with:

2.625%: ABC = $2600, $300 credit
2.75%: ABC - $2600, $2000 credit

This is for a 30 yr fixed, $230k. Better can't match at all

Noob Question: If someone pulls your credit for mortgage, how many days you have to run "hard" credit check again without affecting your credit (for mortgage only)? 14 days or 30 days?

sebonic could only do 2.875 for that rate today. I think no points and no credit from lender...was your loan amount >300K?

My loan amount and payoff are very very close. I did not roll my loan costs into the financed amount.....
I assume it is the same in your case......

For those of you who got an LE from watermark, did you have to submit account statements, W-2, etc first? Seems odd that they are asking for this up front.
