1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

For the $2500 AMEX credit, you need to call/email them. Otherwise it won't show up in one of the task.

Ok so I got on a 2nd call with better and apparently there was communication breakdown in between.

I got a price match....they max they say they can do is 4k per new policy guidelines (all this amex stuff caused it).

So my rate is 2.75% with 1912 out of pocket fees for A+B+C - 2500 amex credit. Net is 2.75% with -600 which is phenomenal (that equates to 5.6k in credits b/c my C fees are high - Texas).

Don't give up hope!!!!

Try checking your calculations one more time. The 2.75% can be a better option. When I did my math, it would take me 10 yrs to break even with the lender credit gap between 2.75 and 2.625. Doesn't justify the 2.625 rate for me when I'm likely to refiance 1 more time in the next 2-4 months.

Just rate locked with American Federal:
30-year fixed
$428k (54% LTV)
2.625% ($1070 fee over 2.75%)
Origination fee:$750.00
(appraisal waived)
Lender Closing Credits: ($750.00)
Total cost: $2722 ($1600 for title company & attorney fees, taxes, etc.)

No Better.com option since they don't do MA, but I'm pretty happy.

I originally applied at better via the link. The task showed up towards the end, but before closing. If you do not have it then, then ask them.

For those you who matched to better with loancabin's LE, did you submit their draft or did you lock the rate and get official LE, and send it to better?

Can I use my Delta Amex for the credit or does it need to be one without co-branding?

If you feel you need to go the extra mile, call AMEX and ask them to send you the link from an amex CS. That way you can argue your way out later if problems arise.​

I'm surprised lot of people having problems with this. Once better calls you and access the info you provided through the link, they know that you have the amex offer on file.....and they are incentivized to now b/c they are going to factor that in when matching rates. Just ask them during the call if they see it or not.

I have no idea what happened by I My Watermark LO has gone MIA and havent heard back from Michael C.....anyone else on the same boat?


I got the initial email but no LE..........
