EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

RE: Amex and Closing at home

Closing at Home: Yes, a notary came to our house and spent about 45 minutes having us sign a million forms. They got mailed to Better and we expect the real closing to happen by weeks end. Guy is contracted out by Better and is not a lawyer or loan person. Just there to get all the signatures.

AMEX - It was a task on the BETTER.COM website for us at least a week before the closing.

If they are about to set a closing date, then email or call to get that set up for you.

I see this offer when I click on the OP's link (and I am signed into amex), but it doesn't appear in the normal list of about 100 offers in the "Amex Offers & Benefits" page.

Am I eligible?

I went ahead and put in my info. The offer was 3.0% of less than 50% LTV, 800 credit, plenty of income, secondary. Pretty high quote, would definitely need a rate match to be competitive.

What man? I am saying what I am saying based on quotes I have on hand and they are indeed different not just the fees but the Title Costs as well. Attached are the 2 quotes I have from 2 Title Comapies from a few weeks back when I started the process of looking for rates:

Radian Title: $1575

$977.53 Title Cost
$125 CPL

$225 Closing Fee
$100 Title Binder
$147.75 Endorsements
$199.75 Deed

ALTTitle - $2038

$1514 Title Cost
$125 CPL
$400 Endorsements

Shahhere
I pu a fake address from PA I found through redfin and set up a 250k loan and got these results:

ALT TITLE:

Lender's Title Insurance
(One time premium)$1,625.25
Lender's Endorsements
100, 300, 900$300.00
Lender's Closing Protection Letter$125.00
Subtotal$2,050.25

FIDELITY:

Policy Premium:$1,625.25
(but no endorsements selected - but should be ~$150)

Based on this it seems that radian will be cheaper Smilie

I never saw it in my "Amex" offers. But it appears I have it. Clicked via the link at page one of this thread.

so for going good with better.

Rate lock on the 9th
Appraisal ordered on 9th. Appraiser came to inspect on 14th
Title ordered on 10th (not using better for title)
Underwriting conditionally approved on 13th

I didn't expect them to move this fast given the re-fi rush.
this is same for me except appraisal waived. seems to be moving fast, other then me pestering them to lock in my rate match (my contact was out on saturday) was fine. i thought they would push back when i asked about amex because of all the credits i got, but she just asked for my card info to put on the application. so far so good for me.

I just sent information to Better mortgage and their rates came back high! I have a 765 credit score, owe 108k on mortgage, current apprisaed value is 180k. Wanted to take out 15k for a refinance and they came back

Rate/APR Points
3.5/ 3.713 $3314
3.875/ 4.049 $2454
4.125/ 4.264 $1875

I think this is really high based off current rates
I think the cash out may be making those rates bad. try without it to see the difference

Did you apply or is this before? Did you lock?

I had an okay time for them to "try" to match as it was exact but better than their first offer. Others have had better luck after locking and moving along the process.

You dont lose anything in applying and going deeper in the process with more than 1 lender in this market; especially since they all want 45-60 day closings.

I doubt it as thats the downside of dropping a lender and even locking a rate as you might not be able to proceed for another 6 or so months with them or them not working with you in the future (assumption).

Shahhere
locked with better last month, however appraisal specs were incorrect and since then waiting on the appraiser to update it. Its been a few weeks now so thinking of cancelling this application and starting a new one.

So watermark was able to give me a quote over email. No LE yet. But I am getting 2 options:
A+B+C+E = $4000 (GA has big 'E')
1. 2.75% with 3000 credit
2. 2.625 with 1500 credit

On the face of it I am leaning towards the lower rate but I don't think Better is matching that rate. So may be get Better to match 2.75% and try to get Amex credit is the better option? Thoughts?

My quote with watermark was worse than yours, but my quote with Loancabin is very similar to your 2.625 one, and better appears to be matching or coming close to matching, so I'd try that.

What happens if you have more lender credits than D + I?

Say for refinance with no escrow, total closing(including prepaid like interests) is $1,900, but your lender credit is $2,000. Do you lose out on $100?
