I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:

According to Better, their float down policy is based on the website below. So if the market rate drops by .25%, they'll lower your locked rate to .125%. They'll only do it one time.

I'm worried that Better might tack on some signing fee etc. if I shopped around and used a different title company than their recommended one.

Yes, but keep in mind that they use the Thursday rate after you lock, not before. So if you lock on Friday, you essentially have to wait almost an extra week before the "starting" number. Then keep in mind these are averages. On 6/25, it was 3.13% and 7/9 it was down to 3.03%. Meanwhile, the mortgage market for financially savvy folks went down FAR more than 0.10%.

It's a nice to have, but most people are unlikely to be able to benefit from it. Also, you are better served if you get another rate match before closing vs. using the float down policy, if Better does actually match the newer competitor's offer.

I can confirm they do not. That said, depending on who they use, a company you find may be slower. My prior refi was 18 days from rate lock/intent-to-proceed to the closing table. I used Better Settlement Services for Section C. This time I used a local company that is $200 less. I spoke to them yesterday and they said they need at least 30 days from title order to close, but since Better already got my report from them, perhaps my file will get through faster. I suspect the latter is the case as another person there spoke with me today and said "odd, I don't see you on the closing schedule. Have you set that up yet?". To me, sounds like I should be just about ready to close.

I have done it a couple of times with WM and its been like that both times. They had 1499 orig fee and I received 3500-4500 in credits. It essentially wiped out all costs and gave me a true, zero-out-of-my-pocket loan.

My appraisal is not waived and I have paid for the appraisal and it is already done.
Since I paid for the appraisal fee, would this be removed from my CD loan costs? so that I should see loan cost -550.
If it is removed from the loan costs, will my credits gets adjusted as well? Or credit remains same?

It gets added as a task later in the process (closer to your closing).
But always, double check with Better if the Amex Offer is attached to your loan application.

Sorry if it's been said before, but when/how do we inform/confirm with Better about the Amex statement credit? Can I do that after locking in to our agreed rate and saying I intend to proceed?

how did you get them to update the LE? Did you lock in and get an email from the processing team asking for you to sign/review the 30+ docs? My LO says he cannot update the LE for me to sign but emailed me the revision instead. I still don't feel comfortable signing an inaccurate LE
