He did, but he was trying to keep my business, I guess. I was almost done with LoanDepot when he called me to say he can give me a good rate (dunno if it was coincidence, since I was on 'notify me if rate falls' list, or if he somehow found out I was trying to refi.... I was with WM already). So basically, he 'stole' me from LD and was quick to give me an LE.
Generally speaking, these folks know we are shopping around with the LE and so they sit on it...
For me, it was convenient because I had to give practically zero paperwork- he used almost everything from existing loan I had with them.

My experience was Better's initial rates+costs were pretty poor. And I have what I feel like is a slam dunk refi scenario. 350K loan on a 500K+ house. Credit score over 800, etc. Not sure where/how all you guys got these crazy rates on 30 yrs. They were in the low 3s for me with any of kind of reasonable credits/costs.

I went back to my original local lender of choice and got a 20 yr at 2.75% with a large enough credit that my final costs are only a few hundred. Better would not match, and I didn't even bother pushing them past that. I don't want to have to play games and jump through hoops to get a competitive rate, and then bank on getting a $2500 AMEX credit in the future. If they're being difficult at the beginning of the process, my experience is they're going to be difficult throughout close. No thanks. Congrats to those who made it through the process with some great deals though.

Whats the deal if I want to refi right after I finished the previous one? I mean, if the refi has closed but I haven't made the first payment yet and I want to refi again because the rate dropped and it is free to refi... By the time the second one completes, I would have made the first payment on the previous one...

Thoughts?

I have locked 2.75, 1500 points and No lender credit for my 500K 30 year loan. better will be able to match to make it even better but cant get a good quote.. Watermark is refusing to give me LE.. unless I commit.. What commit, I have no idea.

What other lenders give quick online LE???. ally gives but rates are high

Dude; you keep saying the same thing so i dont understand what the problem is.


Commit to me would be 2 things: Provide SocialSecurity to run a hard pull and if thats not enough Lock the rate.


Both of those should be OKAY to do for all the lenders. As discussed tons of time SS hard pull within a short period of time are combined into a single hit. Even if its not its only a few points and so unless you are on the border with your credit you should be doing this. Locking is also in your favor at this point with the rates being soo low and yes there is a chance that you miss on 1/8th of a point or additional credit but you also risk that going up and losing out on it.


If anything most lenders are willing to let you negotiate their offers if you get a better Loan Estimate. So if you lock with WM and get a better offer from LoanCabin then take it back and give them 2 or so days to match/beat and continue with whoever you need to.

Any lender that is asking for anything else upfront in terms of costs should not be dealt with unless you are getting a stellar offer. No stupid application fees, lock fees and at best I'd allow a credit check fee under $50. Everything else is no good as most of the lenders here are not charging anything along those lines and frankly its part of their business to provide an estimate that's good on paper; if their offer is no good enough then no point holding hostage the customer with stupid fees.



Lastly, Better is the same where I think if you lock and proceed with the application it looks like you'll have a better opportunity to have them match a competing offer. I don't know where my match stands as I haven't heart in over 1.5 days.......

Funnily enough as we go round and round with this; the lenders that I've found to give fast LE's are:
LoanDepot
Better Mortgage

this was based on my experience in May (I refi'd & closed in June)...wishing more lenders were like Better Mortgage in having an automated platform that can generate LE's based on rate selections.

Issue is, Watermark gave me verbal quote of 2.5 with 1000 paid points which is great... But my loan contact is refusing to give me LE, stating I will use it to go somewhere... ( slickdeal effect)...

So weighing my option to see how do I force WM to give me an LE. probably need to escalate
