Better said that I should consider the $2500 credit from AMEX to apply towards their costs...which with promo were still higher than LC and AFM., LC and AFM both whom were the same for a 30 year fixed at 2.75 in GA, loan $250K at $2000 closing costs. I ended up going with a lender based out of Illinois that beat both of them by $150 from a neighbor referral. I don't know which states this bank offers mortgages for, but for anyone on the fence, it's worth considering Blueleaf/Midwest Bank once you have received your best LE. YMMV. http://bsalomon.blueleaflending.com/ is the page of the mortgage agent I used. Website was easy to apply and Brian was very straightforward and easy to work with.

What did you do. Did you lock. Exact same situation for me. Better just came back and beat a competing offer by $100 and want to lock it before midnight.

BL gave me a good rate to begin with, along with some other options I hadnt actually considered before. Even educated me on breakeven timeframe to recoup costs vs another rate and costs.

Watermark gave me the following 15 min ago on a 270k loan, WA with $1,499 origination fee. Sounds quite impressive comparing with better.com even with the $2500 credit.

2.675%(this is the lowest rate that will EVER be available on a 30 year fyi) with a lender credit of $1,744, covering a portion of the costs

2.75% with a lender credit of $3,000(this is the max credit we can offer), covering a portion of the costs

Loan Cabin had the best rates by far out of all of discount originators I tried online. Yesterday, on 30 year FRM they sent me 2.875% with $5800 lender credit. Sent to Better to match and they said they have a $5000 lender credit cap so after adjusting the rate table to match this Loan Cabin quote, Better offered 2.75% with $4550 lender credit. Already have an updated LE from Better so will proceed accordingly. This is like the 5th competitor quote Better has done for me since locking in last Monday 7/6/20. I've had great customer service.

1. I'm pretty sure I got a quote for Watermark at 2.5. It wasn't worthwhile though. I assume you mean 2.625.
2. Watermark seemed ready to match LoanCabin's 2.625 which would have been about a $2900 lender credit. I didn't pursue.
3. Better matched my deal with LoanCabin, which was better than the one you have (290K loan). And of course there is the $2500.
That might be the best you can do, but rates are continually going down, so I'd at least see if Better will match for an easy 2.5K+.
4. Some people have mentioned that their Waterloan numbers wound up being not what they were originally told, so be careful for that.

Why does Better keep matching? Don't they know that the other offer is actually worse when you lose your 2500K? Are they in the middle of preceding on the loan?
