I started with better.com, their rate looks on higher side
But the agent mentioned they can match if I provide LE from other lender.

My question is to get LE you have to apply at other lender (with better rate) ? That means hard credit pull ?
Is there any other way to get LE without hard pull ?
OR
How you guys submit competitive offer to better.com ? Please help me friends. THanks

I had a better offer from Loancabin which they refused to match initially...he came back interested in matching the next day, but by then it was too late since Better now had them both beat by thousands, so they had to settle for 3rd place.

Some places will give you an LE without applying. Some won't. Some might be hesitant to do that. If you already got a hard pull from Better recently, a new hard pull won't affect you at all.
On my list of things to do on better there is a place to submit a competitive offer. For me, I applied, they immediately called me, I told them about my competitive offer, they had me send it by e-mail, and they accepted it within a couple of hours.

Apply to multiple lenders get a hard pull of all the credit pulls are done within 7-14 days counts as 1 hard pull. I did 5-6 pulls got the lowest LE and submitted to better to match. Loan cabin was lowest for me and watermark and loan depot were able to slightly beat it.

Rare instance, better is actually the lowest on zillow for my case today. 30 year 2.75% $999 origination. Maybe another app on the 25th to skirt the date.

Ughh this question again Frown.


  • Apply to 10 or however many places you want.
  • Your Credit hit will be combined in a single hit if its done in 14-15 days specifically for mortgage purposes.
  • Most lenders will send you a Loan Estimate at this point and some will make you lock the rate; again no downside as the rates are low.
  • Take the best LE and push Better.com to lower the rate or match the costs. If they do not respond you'll have to bug and email and call them and thats the downside/price to pay.
  • If anything the way I see is that you should apply to Better say on Day 1; and by Day 4-7 have competing loan estimates on hand to send them back to them. LoanCabin is slow 4-7 days; WM=3ish days;LD=2 days, etc... to get a LE but again no harm in getting that to Better as different stages determine different results based on mine and others experience.

My Refi Update 7/16/2020:


Loan Cabin (LC):
  • Were the most competitive 2+ weeks ago and got a 2.75% with $1000 in credit in a quote and in the Lender Estimate (LE).
  • Took them 3 days to get a LE out.
  • Asked for a float 1 week later as better credit was showing up and again after 3+ days got a confirmation but again 4+ days out I haven't seen anything that is emailed with a LE that shows any changes and have been impossible to respond in general.
  • I'd still recommend them as they were upfront on the costs but know that they will be slow and closing will probably be close to 60 day as quoted but shouldn't be any surprises.
I used LC to bring my initial Better.com rate down from 3.375% to 2.75% and a smaller credit. Was told that's the best they can do at this stage and to see if other teams later in the steps would be willing to match things more.


Watermark (WM)

  • Watermark's rate at 2.75% with "No Closing Cost & $3500 back" did not holdup on the original Loan Estimate as it was $1499 in Org Fees and $3000 in credit. Thats only a $1500 credit in reality. Did take them 3 days to get that to me and the reason was quoted as being 3 days out for the ## changes which isnt my fault.......
  • 1 Day Later updated LE from WM at $3500 credit but still $1499 in org fee is still not what was quoted upfront and "no closing costs" cannot include Org; sorry that's not accurate. That's now a $2000 credit essentially.
  • I'd still recommend them if you are shopping for the lowest rate and want to get the refi done but know the above esp if you aren't moving along with Better.com
  • I've asked them to provide $3500 Credit and I am ready to lock ASAP but don't have an answer.
Again I sent this over to Better to Beat and after 3 days of pestering my listed contact I have an update that Better is willing to "meet" my offers somewhat in the middle at 2.75% with $2150 in credit. I think this is as best as I can do and not wanting to spend more time and energy and get things done.

I think the experiences of most here is you have a regular amex card, you will be qualified if you apply through the link. You can find out very early if the promotion is attached, in any case. I"d recommend waiting until you have a loan estimate you are happy with from them before bringing it up.

I couldn't get any good headway with Better, as they didn't want to full match Loan Cabin or American Federal Mortgage.

I was told the same thing. But i mentioned the AMEX offer to better and the guy asked for my card details and then waived off the appraisal fees. (estimate had appraisal fee before i mentioned the AMEX offer)

So i guess that counts as qualified.

Better just declined my match request stating that they don't match competitors for loan amounts over $500,000!

Did anyone have success in getting Better match a competitor for a $500K+ loan?

I could care less. Had dozen - closer to 15 servicing companies over the years. Never had a "bad" one. Pay the bill each month.Move on.
