I work with Better,com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:

Sorry but not so good if your credit is 750+ and loan amount is 250k or greater. Look at the rest of the posts for rates....almost everyone's baseline is 2.75 or 2.625% for a 30 yr fixed.

Credit is above 800 but loan is 190K. I was wondering if it is because the loan amount is below 200? Any advice ? Thank you!

I think lender credit is just luck...
From a different lender I got 4130 credit for a 20yr but 2.625. I should try WM again, maybe. But I am with WM at 2.875 already, from just a month ago.... I doubt they will work with me again...

That is very nice and proactive! Wish they did that for me. Turns out there was a typo in sending my info and that's why I haven't gotten it in over two months yet. Supposedly it will go to Amex on Monday's batch, so we shall see when it shows up in my account.

Ya i was surprised to get an email from them. So my guess is some of them pays attention even on past clients. Anyway they also told me it could take a couple of weeks to receive and amex is the one will take care of it

Yes, that will play a role. I noticed for my circumstances, if I plug my numbers into Better's (and LenderFI's and Zillow's) estimator, I get much better pricing over $200k. You could consider doing an escrow and financing your closing costs (including escrow funding) to see if that pushes you over $200k.

How long had it been since you closed until you got the email? Was it shortly after (like 3-4 weeks) or was it long after (like 12 weeks)?

I closed last week and the system (better.com) asked me for the last 5 digits of my amex card when I was choosing the closing date, etc...do you guys end up giving them the full 15digit number of the last 5 digits are enough? (if they use the ssn + 5 it should be)

Need some advice from folks here.
Better LO says we could get the appraisal fee of $550 waived at closure which is now showing up as cost in section B on loan estimate. I requested to kick off appraisal using the AMEX benefit that offers expedited appraisal at no cost to the customer.
For this, they added a task to me to pay $550 upfront and get refunded at closure and not trying to take this task out. They are insisting on paying this upfront to unblock the process which is weird.

When I ask about whether I would get $550 back or $1100 back at closure, they keep saying $550 since you only paid that much upfront for appraisal while I don't have to.

Additionally, Fannie Mae offered appraisal waiver for my property and they mentioned that I could also choose to get appraised for free at the end by paying upfront.

Did anyone come across this situation as I'm bit confused on their advise because what's the point of asking to pay upfront and giving back the same amount at closure while we had the benefit to getting appraisal done for free either through Fannie Mae or Amex offer. Am I missing something or dealing with stupid LO at my end ?

Has anyone else working with Watermark asked for an LE but just been sent an Estimate that basically has all the stuff from an LE but isn't an LE?

It feels like I had to pull teeth just to get that and was wondering if Better would accept that as an offer to match or whether they needed an official LE.
