Nah I bet my LO pulled a fast one on me but i wasn't ready to argue when I'm trying to get the lowest rate. I was willing to put in a bit of my money in good faith.

Agreed, they have been very competitive and ready to beat any other LE I get.

To check eligibility requirements, you can review the terms at the bottom of the offer landing page or call the number on the back of your credit card.

Congrats! I also funded today. I had a task to enter my Amex last 5 digits but didn't receive the same email as you. Should I be worried at all? Was it an automated email?

Why worry about cash out? At such a low rate, the more, the better. You can put the cash into a sp500 fund that has an average return of 10% per year, so you earn the 7.25% difference.

Their advertised rate of 2.75% is only valid for loans $300k-765k. The disclosure is on their website.

If you do a hard pull, they can't refuse to give you loan estimate. It's federal law that they have to provide that within 3 business days.

I refinanced with better in May month. Now refinancing again with them.

Do I need to pay transfer taxes again?
Can I get any concessions in title services ?

What's the best place to get an LE for an investment property?

I tried LC, aimloan, and hightechlending. Tried WM as well, but they are not that competitive.
