Amercian Express website says "Apply by 7/25/20 and close by 10/28/20 to get this offer. Offer is only available by clicking this link and following the steps on the Better.com website."

Doe this mean one has to lock in a rate with Better.com by 7/25/2020?

Yes, I applied to about a dozen places and they all pulled my credit or at least 8 or them did it looks like based on my credit inquiries....so what about it?

This was all from the same process outlined here. I applied with Better (soft pull) using the link in the Op. From there, applied at multiple other place (hard pulls) and locked with Watermark. Took that offer to Better and they didn't match it, but were only $500 higher in D + E - J, bringing me to $500 profit after the Amex promo.

I locked with Better and went though the process with them. in the meantime, I continued to shop around, using Watermark's LE to try and get a better offer elsewhere. loanDepot ended up giving me a better offer than Watermark. I took loanDepot's offer to Better and they matched loanDepot offer to the penny.

Even if I hadn't gotten a better offer and went with the initial $500 profit, I would have been happy. loanDepot just made things amazing. As anyone else here should, I will continue to keep an eye out and see if I can get a better rate.

From the May refi and now July refi, I'm sitting at 18 inquiries! Maybe I'll break 30 by the end of the third refi. Smilie

Btw, after the May refi, my middle score went from 801 -> 792 with 7 inquiries. I'm not concerned at all.

I almost want to scream when somebody asks about hard credit pulls.

If people are messing around with the biggest purchase in their life, why would they not read at least the posts from the last day or so?

I've had no communication from loan cabin in a week, have been calling and e-mailing as well. Wish they could at least send back a "we're swamped, working on it" email. Better, on the other hand, has matched everything I've thrown at them and the whole process has been super easy. Just wish I could get rid of the points I'm paying by matching with LC. Loan Depot gave me a high quote, already higher than better.

My current rate is 2.75% on a 15 year with a local credit union in FL. Is it possible to get a rate lower than 2.75% with $0 out of pocket after Amex $2500 credit or with some money in pocket after Amex $2500 credit?

I just got a 2.5 with 0 points on a 15 year but that was with a different broker than better.
