Loan cabin gave me LE for 2.25. You have to present loan estimate to better in order to match it or beat it.

2. There will be no margin call when the stock temporarily goes down. Again, the long term average matters.

TQQQ has volatility decay. It's perfect to hold it in a bull market. TQQQ increases 60x in the past 10 years even counting the March market crash.

I know how margin works. Interactive brokers actually has some low rates but you have to have 100,000 in account to get those rates. There will be margin call if you use your margin to the max.

Long term. Depends on your definition of long term. Look at a 50 year chart of the Nikkei 225.

I did. I had to ask for it though. Other lender was waiving it. Initially I had to consent for inperson appraisal, but when I was getting price match, I insisted on appraisal waiver and they did. (They may have done it anyway, it would save them 500$ too. So me insisting may have been a non-issue)

Thanks. I have asked the same from my concierge but she has not replied yet. Glad to know it can be done

I'm at 71% LTV and Better waived the appraisal requirement without me even asking for it.

I would not invest in TSLA due to their stock market craziness. Better invest in something stable. Or you can try preferred REITs for dividend for now. Good ones will survive this downturn
