EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

I got 2.375% with a $2500 credit + Amex $2500, against ~$2k in closing costs. Loan amount $350k, LTV 58%.
Hi,
can you tell where did you get LE to match with better. Currently I have 2.5 with 2K lender credit with better.com. If I get other LE, I can ask for match.

Thanks,
Jag

I had used lenderfi.com, but it appears they are not accepting applications at this time.

I'm at 71% LTV and Better waived the appraisal requirement without me even asking for it.
Thanks. My LTV is under 60% . Lets see what they do

PLEASE
This is not an investment thread.

There are LOTS of places to discuss investments. By the way, do you realize that people that BUY these mortgages do it for an investment?

This thread is already too long with repeated questions.

PLEASE DO NOT POST INVESTMENT IDEAS

No, he has a point! Not every response can be about investing in a damm stock and options and stuff; these are wasteful replies and don't help people.

I am disciplined and even and all and with a lower % loan I'd like to invest but you know what you shouldn't. Your home is your home and investing against your home doesn't apply to most despite the low loan value. You should vary your risk but saying invest in TESLA over an over is downright stupid at this point, sorry to say the least.

Also,

Amercian Express website says "Apply by 7/25/20 and close by 10/28/20 to get this offer. Offer is only available by clicking this link and following the steps on the Better.com website."

Doe this mean one has to lock in a rate with Better.com by 7/25/2020?
I got similar dates. Is the 7/25 last date for this offer or is this a standard notice when you first start the application process (giving you 1 week to apply)?

To be eligible for the $2,500 statement credit, you must (i) click-through the dedicated offer link, and (ii) submit a completed application on Better Mortgage's webpage dedicated to the offer no later than 7/25/2020, and (iii) close on your mortgage no later than 10/28/2020. You will not be eligible for the statement credit if your mortgage closes after 10/28/2020 for any reason, even if you do not control the closing date.

That information has been there for a LONG time.... nobody has come forth with any information that it might be extended or another offer coming forward.

Since there is ZERO cost or obligation to apply, you may want to consider doing your application on the 24th or 25th.

The offer has been extended historically but again the rates have not been this low since the last extension and so Better might have enough business to not have to keep doing this....no one knows...Keep an eye on the offer page and see if it gets updated on the last day or the last few days....

Hi,

Better is asking to prepaid 2 months + additional 6 months property tax at closing. Anyone know what is the reason that they ask for 8 months of property tax? Can I ask them to reduce the number of months?

Once the loan is closed, can I ask the mortgage company to remove the escrow account for property tax right away (as I plan to pay property tax on my own)? Or do I need to wait for a few months before asking them to remove escrow account?

Thanks.
Escrow is government mandates.

What you need to do is take your monthly escrow amount, and do a monthly calc of inflows (monthly payment) and monthly outflows (taxes/insurance). In looking at a 12 month payout, presumably one month will have the lowest rolling balance. Based on RESPA, that amount should not be less than 2 months of your payments. Your initial escrow contribution will be the "cushion" to get you to that 2-month minimum balance amount.

Also try https://hightechlending.mortgagewebcenter.com/ you can get instant numbers. They were cheaper then the other sites for me. I did email them before I did the application and even get a better rate and lender credit.
Do you mean you got an even better rate from https://hightechlending.mortgagewebcenter.com/ when you contacted them via email, than what you got with their instant numbers?

So, did you lock with https://hightechlending.mortgagewebcenter.com/ or with Better?

Did you try to using https://hightechlending.mortgagewebcenter.com/ loan estimate to match with Better?

Yes... read the terms - how would they know? I would start over. Try to use a different email as well.

When its says completed application, does that mean a hard pull by Better and locking in a rate?

I believe so. Without locking and hard credit, they dont do anything with your application

I just updated a task to input last 5 digits of my CC...My application start date is July 6th.
I didn't have this offer in my Amex offers page. I logged into my Amex account, in another tab opened the offer link from slickdeals and proceeded to apply from there..

New purchase. How long from now to get Loan disclosure document and an option to choose Closing date??
