Notary and closing
Here is what you can expect or ask for from my experience:
1. New pen for signing wiped thoroughly
2. Pen stays with you after signing
3. Only material they will touch would be your ID
4. ID would be wiped and returned back
5. Can expect gloves to be worn
6. Signing can happen in your front yard or in your garage
7. If you have a Costco table then you can sit on either sides to maintain distancing
8. Masks might be recommended given new guidelines
9. Plus discuss with the notary!!

When I check my current mortgage account, it's showing full balance with payment due on 8/1. How long does it take after funding for this to be updated correctly? I want to make sure that no additional payment is due because the current mortgage company charged $50 for sending faxes which I'm pretty sure wasn't included in the payoff.
Concierge also indicated that the max matching amount for Amex applicants is now $4k.
Loan Details:
$230k
15 yr
2.625%
$300 in points
$2870 in closing costs
$2500 AMEX Credit
Closed in less than 30 days.

What happens if lender credits are more than closing costs?
Thanks.

Most lenders will do 3 things:
1) Apply your credit to the escrows/prepaids; some lenders do not like doing this for some reason.
2)Apply the balance to your Principle as Principle reduction.
3) Rebate/refund you up to $2000 as cash; again most lenders do not like doing this for whatever reason.

As far as cap, I didn't think they had one.
I was at 62% LTV and they did the most through appraisal I've ever had done. Guy was there for over an hour and was asking me about the types of systems I had, how many smoke detectors, etc. Took photos of every room - was quite annoying. Appraiser even remarked that's he's done very few like this. The only thing I can guess is that we bought the land 4 years ago and then built a house on it so there's no previous record of the property being worth that much? That being said they didn't charge upfront for the appraisal either (for later refund)
WM offered me 2.625 with no loan costs for 20 yrs.
I didn't have this offer in my Amex offers page. I logged into my Amex account, in another tab opened the offer link from slickdeals and proceeded to apply from there..
New purchase. How long from now to get Loan disclosure document and an option to choose Closing date??
