1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.

tried both WM and LC, submitted the application last week and they did not respond yet. Surprisingly they did not pull the credit report yet. it looks like they are too busy.

I am not sure if I can get the LE early enough to take it to Better.

Do you guys recommend locking with Better with whatever they provide and lock it by Saturday as per the offer terms and then try to match with other lenders later?

Close this week. Moving from 3.5% 30yr to 3.0% 30yr less than 12 months into the current 30.

Closing costs after credit will be like $50 out of pocket ($2000Credit / $2050 costs)

I have to bring $11k to closing but thats for escrow since I currently don't. Not bad considering I need to pay taxes anyhow.

So overall no cost refi to lower rate + $2500 credit.

The terms just say you need to submit a completed application through the Amex/Better link by 7/25/2020 (and close by 10/28/20). Nothing about locking a rate before 7/25.

Of course if there's a lower rate in the future then I'll refinance. Why do you think they don't look too good? BTW, my loan amount is around $275k.

So looking at it, I either take $4k now after Amex and all A+B+C fees with 2.625%.
Or take $660 after fees at 2.25% but will save $9k in the long run.

Better is not able to match for 2.625%. They gave me extra $2.5k lender credits. Going with Better to get amex $2.5k
