Stupid question, you pay your fees on the day you sign correct? Your close date? You don't do it on the day they fund the loan for a refi?

How long does it usually take them to process everything? I rate locked and submitted everything two weeks ago and haven't really gotten an update from them.

That's the cons of capitalism. Everyone cares about their own pockets, so a customer getting better rate with money in their pockets will think about their kids first. The same argument goes when we buy at Amazon / Walmart rather than at a local store for a higher price and due to that many of small businesses have disappeared.

Loan gets funded 3 days after closing ( 3 includes Saturdays but not Sundays and holidays). But better.com is notorious to send the email saying its funded either in advance or the day after the actual funding date but that email is not really the one that decides it. Even in my account was showing "Funded" 2 days before closing...just a trigger happy closing expert of funder must have done that. It does not mean anything. Since you have 3 days to cancel they can fund only on completion of those 3 days. It is possible that the title company gets the funds day of closing or a day in advance of actual funding, but those funds are in the escrow account of the title company and if the loan falls apart for some reason after the closing date and before the end of the 3 day period, the title company are supposed to return funds from wherever they got them less some costs like appraisal.
edit: 3 day waiting applies only to refis,. purchase transactions are funded day of closing.

I would reach out to them and check. My process went rather fast. never had 2 weeks without updates/more tasks to complete.

Just be honest. You got offer XYZ from ABC lender. "If you are unable to beat that, please withdraw my application." The sooner you do this, the better, as that means they've incurred less cost in processing the loan and paying third parties.

I told the new lender that my current lender is offering a better rate and if he can match it (that was the truth). He asked for LE and such. However, the current lender was willing to work with practically zero documentation since I had an existing loan with them. Told new lender exactly that and also couldn't proceed due to that.

The payoff amount will be higher than the principal balance because you have to pay daily interest to the old lender until the old loan is paid off.

So, I'm set to sign closing docs on Friday 7/24. I wonder if I can start an application on Saturday 7/25 to get another credit.

What are people's thoughts if I can submit a new application before my current one is even funded? I probably shouldn't get greedy and mess with my very good refi that I'm currently working on.

Today Better readjusted my LE and reduced my title insurance from $1073 to $529 during the underwriting process. They were tweaking section F and G based on the paperwork I was submitting but didn't expect them to adjust C.
