I think yours was a fairy tale experience with WM. I did all they required. Filled out the application, they ran the credit but they then just disappeared. Their LE was much different from the one I got unofficially from email. The rates did not change from 3% to 4% overnight but looking at their official LE( it took lots of email to get after providing all the information) was way different in costs for me as compared to initial email sent by the LO.

Please keep in mind that I am not complaining about the $1499 fee. It was there on both the versions. Their other fees which bamboozled me

Just closed yesterday with a 30yr. (Only about 11 months into my existing 30)

Moved from 3.5 to 3%. Not earth shattering but got $2k in closing credit which was enough to cover closing costs such as title, recording, etc which came to about $2k so net $0 there.

I had to bring about 10K to closing because I don't currently escrow and the new refi would require an escrow but at the end of the day it's not a big deal considering I got to pay Uncle Sam some way at some point of the year in a lump sum when I didn't escrow.

The icing on the cake is the $2,500 I'll get from Amex and shaved off about $100 a month of my monthly payment (not including escrow)

Good job. I have escrow and will have to bring in 10k in escrow again as I do not want to increase the loan amount at the time of closing(previous escrow will be refunded after closing). But will be going from 3.625 to 2.75

every dollar saved is good in current economy

Wow so many people dont even bat an eyelash at prepaying 10k. Yet you celebrate saving a dollar. Do you know how much you can earn in tsla with that 10k? I'd fight and scratch and claw the lenders eyes out not to prepay large sums of investable money.

I understand but if you have read my post carefully, I would get back the previous escrow back so I wont be out of money.

Regarding Tesla lets not derail the thread. I may not be the best one out there in investing, but I have done substantially well with my stock/mutual portfolio. And I would end my discussion now regarding stocks. Hats off to you for turning 10k into 100k with TSLA. Good Luck. Play safe.

30yr $510,000 loan at 2.625% in Illinois.
A+B+C = $1324
$4414 in lender credits

Has anyone been able to do better or should I just take it?

Better matched from CIT Bank, which was cheapest in IL when I looked on zillow. Some headaches form them to get the LE, since they said they require a rate lock prior to LE. Their rate lock has a cost of $500 for appraisal. But I mentioned the 3 day rule to them and the reluctantly sent it over after some back and forth.
