EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

Wanted to share my details:

30yr $510,000 loan at 2.625% in Illinois.
A+B+C = $1324
$4414 in lender credits

Has anyone been able to do better or should I just take it?
Which lender?

Better matched from CIT Bank, which was cheapest in IL when I looked on zillow. Some headaches form them to get the LE, since they said they require a rate lock prior to LE. Their rate lock has a cost of $500 for appraisal. But I mentioned the 3 day rule to them and the reluctantly sent it over after some back and forth.
I would take it. Good luck

I will add that CIT bank has a pretty good offer if you open an account and can swing the deposit requirements. See below.

$525 Cash Back Offer!
$525 deposited into your CIT Bank account just for closing your new home loan with CIT Bank.

Relationship Benefits
Further reduce your mortgage rate with the following discounts:
.10% rate discount with 10% of the loan in new deposits
.20% rate discount with 25% of the loan in new deposits

I think yours was a fairy tale experience with WM. I did all they required. Filled out the application, they ran the credit but they then just disappeared. Their LE was much different from the one I got unofficially from email. The rates did not change from 3% to 4% overnight but looking at their official LE( it took lots of email to get after providing all the information) was way different in costs for me as compared to initial email sent by the LO.

Please keep in mind that I am not complaining about the $1499 fee. It was there on both the versions. Their other fees which bamboozled me
I had the same exact experience with them. They disappeared.

WM went from verbal 2.625 & 3k credit to 2.75 & 2k credit loan estimate. Claimed rates went up in a day, never got a chance to lock at 2.625

Since I locked my rate the communication has gone silent. I have a lower LE and sent it to Better. They also went ahead and ordered the title without warning me. I was going to shop around. I might end up withdrawing the app. Beware.

It is unclear if you are referring to Better or some other lender, but just so you are aware, it is customary to order the title as soon as the "intent to proceed" is completed. Better has done so for me both times this year I've refi'd with them and loanDepot did too. Watermark and my local CU I never did the ITP, and they didn't get to the point of ordering the title.

What is CIT Bank's turnaround time to comeback with the official loan estimate?

That's really good. That would be ~3k in credits with 0 origin. That has to be a new record for a 2.625. Congrats. Unless rates drop further, that'll probably be a top 3 benchmark.

Was it Better that caused these headaches? What about CIT bank? Do they make a fuss about giving a LE by asking you to lock first?

180K loan
15 year fixed 2.5% --549 in lender credits
I have 800 plus credit...solid income/assets and tons of equity.
I closed on Tuesday...anything else I need to do to get my amex credit ? They didnt ask for anything at closing...but at some point during the process on the better.com website I had to provide the last 4 digits of my amex card.

What is this 3 day rule that you are talking about? Could you please elaborate?
