A little jealous of all of your offers. Already mostly through refinancing with my current lender to try and save on state recording taxes (~$3000). Better.com rates are pretty crappy for me compared to even my current lender, not sure I want to go through the effort of price matching if everyone is getting denied.

Oh! good to know that Caliber honored their original quote. For me, option 3 sounds less risky. You have to make some tough decisions LMAO

Seems like it's not consistent. I've seen others get a rate match on the same day from better for the same rate they denied for me. Worst case they say no Smilie

I would choose option 1 or 2. If it weren't for the credits you already were getting, I would say to take the higher rate and increased credits, but I doubt you can make the numbers work under Fannie Mae guidelines to get any more.

You've had experience with Caliber. I trust this was a good experience? People complain (rightly so) about Better and how bad they are with communication, but I'm familiar with working with that in my day job and it doesn't bother me to have do so in order to get a good mortgage. Beyond that, I have had good experiences with my two refis with Better and I just submitted my third in case I can leverage that after the closing on the second. So I would personally go with option 2, as Better is likely close to being done with underwriting and you can just get closing out of the way and move onto to option 2, even if you don't get the Amex.

What is the lock period for Caliber?

I am not sure about the details, but I would go with someone who is giving me everything upfront. And I think you are in similar boat as mine where Costco's rate and lender credits were far more attractive than Better's option even after 2500 Amex credit. I already locked with Costco, plus the person I was working with was very professional, responsive and someone who really wants to make it work. That I didn't see coming out of Better guys, they actually lied over phone and didn't honor the deal on paper. So it was an easy decision for me. Always trust your instincts man.

What numbers did you get from Costco and the from the 2nd best lender?

Better's initial offer for us was pretty terrible. I guess they really do make you shop around and get them to match.

Time to look into Loan Cabin -- does their Credit Authorization Agreement do a hard-pull or soft-pull?

If that's the case, would it be worth trying to get a different concierge assigned?

Mine flat out told me he couldn't match those exact same terms for me because I didn't have a rate that low in my portal and understood that meant he would be losing my business. He also wouldn't even try to negotiate something close using the lowest rate I had available because it didn't match the rate on my LC LE exactly.

  • I have an Amex everyday card but did not receive the offer via email
  • I used the link for better/amex and was assigned an amex concierge
  • I verified with them I would get the bonus and entered my card info at the end of the process
  • My loan funded in mid-May
  • Bonus posted to my card mid-July

Funded - 10-June and credit received on AMEX July-25 but credit shows statement start which is July-8
