EDIT information from Better.com!!!!!!!!!!!!!!!!!!!!!!!!!
Hello,
I work with Better, com and wanted to see if you could please add in the following information to your post on Amex/Better,com deal as it reads incorrect as it stands, especially regarding eligibility. We want to make sure the offer is stated as accurately as possible:
1) Mortgage rates of any specific customer, stated or otherwise, should not be taken as indicative of a mortgage rate available to all customers. Pricing is based on a number of factors, including the individual credit profile of a potential borrower.
2) The offer is only available to those borrowers who have been marketed to directly by American Express, and those who have not received the offer on their Amex portal or via email are not eligible.

I got an email from better telling me my amex didnt match the info.

So i gave him my amex email, name on the card, card type and last 5 digit.

Hopefully it will go thru
Finally receive my AMEX $2500 credit.

Here is the timeline

Apr 13th - loan funded
July 17th - Got an email saying my AMEX didn't match ... replied right away with my email, name on the card and last 5 digit
Checked today July 25 - Received it with date posted July 18th

Btw, Initially I didn't do the AMEX deal ... I mentioned it to my agent and they just added it manually. So I was scared I'm not gonna get the amex credit but it went thru anyway.

Crazy deal .... Now, Do I have time to do another one?

Edit: Today is the last day for this crazy deal ... Anyone able to refinance for the 2nd time with same property and same amex card? andget the $2500 for both?

Any recent data points of how long the credit takes? Closed on my 2nd refi with them on 6/17, and still waiting.
Around 2 months .. did you refi on the same property and same card?

LOL, not sure if you missed my earlier posts but I listed another Lender contact from "Caliber Homer Loans" who kicked back amazing credit to me and for everyone else for the states she is licensed for. The problem is that I dont have finalized documents and I've received new disclosures that are not showing the the aggressive pricing. I did get a response yesterday that those disclosures are auto-generated by their system and that until the "exemption" pricing is applied it wont show the right amount; the amount provided initially in the Loan Estimate. I've been assured that the pricing will be the pricing quoted as its been approved but needs a final approval/review layer.

Sooooo for me I am about to close Better sometime next week and they upped their offer but not quite the total credit i have with Caliber. Question around this is what I go ahead and close but also continue with Caliber so I'd close next week and the loan would fund early August and that I would complete 2nd refinance by September as my lock expiration is 9/18 for Caliber. Questions about doing this or any logistics and if I would lose the Amex credit in the midst........

My previous lender is Caliber Homes .... They are fine with my experience ... quick to reply if i have questions.

I've heard 4k ceiling but have seen $4900 posted but that's probably for the Amex considerations.

Also side note: When TMS sells or transfers your loan within the 1st year, they will not transfer or sell the current balance. They will transfer the original loan balance and the new processor will initially show that you are due to pay payments you already made to TMS and sometimes even showing you are overdue (But due to RESPA they cant report even if you are really overdue for 60 days from transfer date, so it should be ok). Then after some time the regular payments will show up at the new processor back dated to the day you actually made them at TMS and then any extra payments you made in a separate batch again correctly back dated. It could take 3 to 6 weeks during which you will be left wondering that happened to all the payments you made at TMS. But eventually it should show up.
Can you explain this better? TMS is a servicer of loans held by others - I didn't think they actually hold loans. They are my current servicer of a loan sold to Fannie. This loan is going to be paid via my upcoming refi. How does what you explained above figure in?

Thanks for any additional insight as what you noted above sounds like a complete nightmare.

It was suggest by Better to me that $5K is the maximum. I'm not sure I believe it though. The legal maximum, I believe is 2K over your loan costs and prepaids.

Why not just close w/ better and close again with caliber?

Why would you lose amex credit $2500? If you just close, you'd get $2500 according to terms right?

Btw, I've said what you said in your post tons of times and done the items tons of time as well but I used your post as a launch pad and put that in the summary post, thanks.

He's worried that a quick refi before the credit hits the AMEX card will cause it to be forfeited.

Are there datapoints to suggest that it's forfeited? I'm sure that there are people who refi'd both times here, right?

In the loan origination game,. it boils down to cold hard money and people will try to get yours by being nice...a.k.a. good customer service. If you want the best deal you have to do your homework, play the game and not mind the poor customer service. It is after all only for the duration of 30 days or so that will be "rough" in terms of negotiating, bargaining, staying on top, etc. If the payback is not worth your time, sure, go for the "upfront" pricing bundled with really nice customer service.
I don't full agree with you. The rates change everyday and there's no "pricematch" guarantee if a lender screws you last minute. No matter what they say on paper in the beginning, if they wana be AHs, they can easily be based on reasons such as credit, appraisal , etc etc. For me , better offer was far worst on top of bait and switch over phone and what was said on paper. I personally do not have appetite to deal with such losers. Since what Costco offered me was already better than Betters after 2500 Amex credit, I told them to just get lost. In any business there are certain level of professionalism that is expected, unless you are lawyer or have enough lawyer fees in your pockets to read between lines and sue them for what they said vs did.
