in order for you to get that, your LVT has to be 50% or lower. I know cuz i just talk to them.

last month, they were not taking loans below 350k either. not sure if that has changed since then

17 business days since title ordered by Better settlement services and title not cleared yet....testing my patience now. Processing expert is responsive and keeps saying "sometimes" it takes longer than usual to get title cleared. Anyone else had this long to get title cleared?

Got a reply from Samantha at LC that they cannot support South Carolina.

I also did an inquiry through costco this morning, but their rates are showing around 3.25% for no cost. Thats ridiculous. I have that now from May.

I went to lender fi website and it basically says they aren't doing anymore right now, and not showing any rate tables to even look at.

My best option seems to be with WM. I just uploaded a bunch of docs this morning, waiting for their review and response and will hopefully get to look over their LE.

I'm on day 20. This is my 3rd refi with Better in the last 18 months (second time using AMEX offer) and I keep getting it should just be another couple of days. I'm going to stick it out simply because I'm getting paid ~$3,000 with lender's credits and AMEX offer to lower my rate.

Also, is there an early pay off penalty with Better? My loan will close on 8/4/20 or 8/5/20. When is the earliest that can I do another refinance?

The amex offer is expired for new applications. Since you already applied you should be able to get the Amex credit - just make sure it is a task your final closing disclosure. If you dont see it ask your closing expert to create that task for you.
There is no early pay off penalty with Better but you have to check your closing docs to be sure.
You can do a refi 3 days from closing which is when your loan funds. You can start a new application using a different account or at a different lender even before the loan closes as some have done here though you might want to wait on the hard pull until the day after loan funds just because sometimes they do check your report to make sure you have not applied in two places at the same time after you have proceeded with one.

I believe bss (Better Settlement Service) is loaded right now. They refused to match the title quote I brought from elsewhere. They had matched the exact same quote for the past 3 refis but not on this one. So I just went with another title company.
One time my very first refi with them, there was a delay at BSS due to their computer sytems being down or something like that and they sent me a $100 Amex GC to cover for the 10 days delay after closing.

Hi, this is what I just received from my Better closing expert:
There's usually a 90 day waiting period to refinance again after the loan funds and then there's a 30 day waiting period after an open application is cancelled so that's if the loan doesn't close or fund.
Does it mean I cannot do another refinance in another 90 days?

That is not what several of us here were told. Of course if you are doing cash-out refi then that is different and has its own set of rules. But people here including myself have Re-fid Better.com loans within 2 weeks or less of closing after getting confirmation that there is no restriction on refinancing. I would suggest you call the Better.com main number to ask day after your loan funds.
Edit: 30 day waiting period they refer to is if you lock the rate and don't proceed to closing. That is standard with most lenders. The 90 day rule is new and never heard of before on a non cash-out loan.

I wouldn't be surprised if apple's closing expert meant it would be 90 days before they closed out the file on the existing login and thus, you could do a new one using the same login.

Meanwhile, some have called and manually had it closed out sooner or just used a different email address.

Just a wild guess on my part though.

For early pay off, after your loan is funded you'll be serviced with one of our servicers such as Wells Fargo, Chase, Mr. Cooper or The Money Source. Since we as a lender do not charge a penalty for early pay off, this will be carried out into our servicers as well.

yeah I doubt anyone these days have early pay off penalty least of all a well known lender like Better.com. Maybe small time investment banks and investors but not big lenders like Better.com. Your closing expert is probably just that - a closing expert. You need to speak with an Opening expert or LO to get the correct info.
Like Cyclone said above, in my case, I had to call in just after funding to re-enable my file for yet another refi and that allowed my application to proceed. Had to do this on 2 of my refi's at Better.com

If anyone has done this or knows about it let me know:
Should I pay my current lender's monthly mortgage or let the interest get rolled in during close as I should fund before the 15th.


Until I fund I'll be paying interest at the higher current rate one way or another I think?


Lastly, if i have to bring say 4,000 or 5,000 Better will allow a Cashier's check? I know Radian is ok.
