Are rates going to go down again as refinancing demand eases?

For a condo, how is 3.625% for 30 year fixed with no points/no credits?

No, primary residence. But I recently moved for a job and split my time so if it doesn't qualify, then it will be considered a secondary residence.

I wanted to refi my 30 year loan about 8 years into it about 420k at 3.75, but I am not seeing good rates unless I swap down to a 15 year. I guess the banks are not passing along the love.

I got 2.875% on a $112k refi for 15 year

Also I see refi rates are quite a bit higher than first mortgages. I was excited seeing ~ 2.6x from PFCU until I realized that was a first mortgage rate. Refi's were still 3+

I refi'd in March with Lenderfi to 2.875% on a 30 year fixed with a $1k lender credit (after including all fees). No appraisal even. It was a smoking hot deal.

Too bad, the rates there are trash now (for me); they can't even beat the rate I got 4 years ago

3.125% for what my brother-in-law got last week for 30-year fixed.

I recently refinanced through Better.com for 3.275 for 20-year fixed (I had a 3.875 30 prior to that and I essentially made $2000 to refi hence I don't regret this refi). I might try and refi again for either 15-year or below 3 percent rate.

I figure if I can find a 10 at a lower rate, the lower rate would probably make up for the term difference (from a cash flow perspective); if I am forced into a 15 for a lower rate I can just make payments like it was a 10. NBD. But I need to find that low rate first, and one that doesn't have some obscene fees. PenFed has been trash lately and usually they are pretty good.

Did you see the rocket mortgage or better.com $2500 amex statement offer? I essentially started application with both and sent them to a dog fight to beat each others rate. The rate dipped steeply after I refinanced but the head to head battle resulted in much more competetive rate than what i was initially offered and with the $2500 amex statement credit, I ended up walking away making $2000 for the refi and obviously, lower rate and term.
