.... and I already have a 3.25 15 yr I am looking to get lower, even a 10 yr depending on the rate.
Can a person like me go directly to the government for a extra low rate loan?
thanks
For a condo, how is 3.625% for 30 year fixed with no points/no credits?

I recently refinanced through Better.com for 3.275 for 20-year fixed (I had a 3.875 30 prior to that and I essentially made $2000 to refi hence I don't regret this refi). I might try and refi again for either 15-year or below 3 percent rate.

Odd I am finding 10's at higher rate than 15's refi, and the rates offered for either aren't worth the hassle to refi for me - current 15 yr 3.25% with 11 yrs left. I figure if I can find a 10 at a lower rate, the lower rate would probably make up for the term difference (from a cash flow perspective); if I am forced into a 15 for a lower rate I can just make payments like it was a 10. NBD. But I need to find that low rate first, and one that doesn't have some obscene fees. PenFed has been trash lately and usually they are pretty good.
