Reviving my over a decade old thread from SD and FW as the rates have gotten competitive. This thread is a SD community thread to compare and post best rates received along with their lender experience for a quick compare and estimation from a starting point.


Please note that rates will vary on quite a few factors and just because one person has a rate will not guarantee you will receive the same rate but simply use this as a guide and negotiation tactic.

All below rates are based on assumptions of certain LTV, DTI, & Excellent Credit Scores:

I would have lost the home if i was trying to buy a house.
I just had a normal refi and it took then 127 days to close. out of the 27 emails i sent, they responded to 3. I even had to call (complain) their main office 2 times to get a response to any emails. they screwed the closing paperwork as well.


Loan Cabin does not charge lender fees. Actually all of this is in their FAQ but of course nobody reads anything and wants everything spoon fed.

This means A+B (reference the link above in the wiki regarding Loan Estimate) in the Loan Estimate should be 0 (as long as your appraisal is waived).

You will be responsible for Title Cost (of course you can shop that to your heart's delight)
You will be responsible for Recording Fee in your county
You will be responsible for Escrows (if you so choose OR if you are close to Homeowner's OR Property Tax payment - though you can negotiate and show evidence to get it waived. Most lender's will waive it if you are choosing not to escrow and you can show proof that you paid the upcoming Property Tax or Homeowner's Insurance)

You will be responsible for Prepaid Interest (this isn't a cost. If you didn't refinance, you'd be paying the interest at your current mortgage rate which I assume would be higher).

Lender Credit - If this covers A+B+C+E then you have a no-cost refinance. If you have a surplus aside from A+B+C+E, then technically you made money on your refinance.

Funny you mention that. I'm at the steps where hard pull and rate lock is being asked. Should I hold off on that? ANd just proceed with Loan Cabin application? Or should I lock?

I wouldn't lock until you get a decent offer. I'm not sure about hard pull, if it changes things.. I didn't do it until later

Mine is a conventional 15 year fixed (reducing from 30 year fixed) primary residence refinance in Texas with < 200K in balance and around 31% LTV. I'm not a big fish so not getting much love from lenders. I am in the process of getting an LE from local lender. I will share lender details as soon as I have an LE. Let me know if you still need more details or a quick search for my handle in this thread should do the trick.

Good evening everyone, just thought I'd share an update on Loan Cabin.

I originally applied on 08/15/2020 on their website, as of today 09/09/2020 I have entered the processing phase, received the email from Loan Cabin and checked the portal which shows Processing.

My lender credits were fixed by Bob, it was $1,907 but should have been $3,162. I'm assuming the difference can be pocketed or used on my borrowed amount?

30 year fixed conventional, LTV 73%, 2.49% at no cost.

Thanks for the update peter. I may be jumping ship to LC, currently with WM locked in and not yet in the processing phase.

Applied to LC on 8/31 and a few days ago receieved my LE from LC with a heck of a deal for a $100k cash out refi. I just don't want a super long closing as in they blow past the 60 day lock. Decisions decisions....

WM is slow too atleast in my experience. My rate lock expired and they have extended it. Hopefully they move on it fast and close soon

When did you lock? I locked with WM on 8/31 they asked for some docs and I signed some initial disclosures and haven't yet moved into "processing" que per my online portal.

I believe on 7/23, but haven't uploaded any docs to start processing until 8/3. I was locked in with LC too and was going to go with them but WM gave a better offer even with the origination fee they have compared to LC and LC was pretty unresponsive to my emails or phone calls. So decided to switch to WM and uploaded docs around 8/3. Within a week from 8/3 I was conditionally approved and process has been slow from then. But like I said the LO has been pretty responsive unlike my LC experience .

Try requesting a quote and see if that allows you to then initiate an application. Since my recent refi was the second one I was doing with them, I just called my loan officer and did not have to complete another application through their website.
