FYI about the Town. Only has 5.1 no upgraded audio. Also
If you buy the 4K version of The Town, you get the theatrical cut on the 4K disc, while on the blu-ray disc you get the theatrical cut and the extended cut

Can anyone confirm IT (2017) 4k Steelbook also includes standard Blu Ray? Appears the packaging and listing on the website both seem to say UHD + Digital only. My local store doesn't have it, so I'd have to drive a bit for it and need it to include standard blu as well.
