so yeah this line makes me concerned and not want to go with their deal:
"If you upgrade or pay up/off the installment agreement on the discounted device early, your credits may cease."
That means I wouldn't be able to upgrade the phone for 30 months... which is a long time to have to stick with that phone! what if the phone breaks and I have to change the phone too?

You will just need to pay off the remaining balance. There is no trick. They are helping pay off the phone as long as you keep the service

Anybody here know if there are any caveats with the phone being traded in? I don't want to trade in my Samsung S9 (either keep it as a backup phone or give it away) so I'm considering purchasing a used iPhone 8 off eBay or Facebook for <$200 but like would they accept a T-Mobile locked one or would they expect an ATT locked one?

I talked to ATT rep and was told that the phone to be traded in, need to meet the criteria described in https://tradein.att.com/ [att.com] for $95 trade in value. I talked about ATT locked one as I got one iphone 8 from ebay and rep said, it's acceptable as long as trade in value criteria meets (like find my iphone turned off, no cracks etc). Also, it's not only current unlimited plan but grandfathered ones are also eligible. e.g. I had Unlimited choice enhanced and rep confirmed it's eligible.

Lol, I fortunately did it on my computer. Seems like there are confusions so I figure I'll make a post that explains the buying options I am aware of since I'm writing something up already anyways.

There were reports of people on installments with bill credits paying off the phone before 30 months and still kept receiving the bill credits as long as the line is still active on AT&T. However, that is few and far in between when bill credits first started to become a thing. Now, AT&T explicitly states on their fine print offer details for this offer:

"To get all the credits, the discounted device must remain on installment agreement and you must keep eligible service for entire installment term."

So does this deal works with iphone 12 mini? On the ATT site it is only mentioning -

No. It doesn't work that way.
They're giving you credit on a monthly basis for 30 months while you are making the monthly payments. If you "paid off" early, they will stop giving you that credit, regardless if you keep your service.

The deal is perfect if you're adding 4 lines. The unlimited plan comes to 35 per line.

I will explain my situation hoping it might help another person who is in a similar situation.

If you're adding only 2 lines (in my case me and my wife), the cost is 60 per line so I will be paying 120 dollars just for the lines.

Now, I have an iPhone XR so I'll get the iPhone 12 pro for $6.33 per month (800 dollars in credit).

My wife has an older phone so she will get the iPhone 12 pro phone for $21.6 per month.

So I will be paying 148 dollars (exclusive of taxes and fees) per month for 2 unlimited lines and 2 iPhone 12 pro phones.

For 30 months, that comes to $4440 spent on phone lines and devices.

I am now spending 40 dollars for 2 lines on a T-Mobile plan that my friend has.

Decisions. Decisions.

Also, please correct me if I am wrong here!

I just purchased a cheap pre owned iPhone 8 to trade in to get the $800 credit. Maybe you could do that for your wife as well, to help keep the cost down and max out on the credits they are offering
