For example, say you are trading in an SE1. It's worth only like $14 in T-Mobile trade (lump bill credit). You'll then get $201 across 30 months (so $6.70/mo bill credit) along with the $200 lump vitrual card.
IF you upgrade after 12 months, you then only got in total $14 + $200 + $80.40 in credits = $294.40 in trade promo for the SE1. Way more than selling it for like $75 on the street. The Apple.com trade promo for it is $30 + $150 so only a $180 in savings ($114.40 less at that 12 month point).
Anyway, that's how I see it. Adjust accordingly depending on what phone you are trading in. I think the iPhone 7 may be the sweet spot.

On an aside I'm considering buying one outright from apple as a replacement for my pixel 2xl as the battery life recently shit the bed. And it seems the trade value is practically nothing. Hoping I'm making the right choice
