1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

Trading in an iPhone X through TMo nets me $415.
Through Apple: they offer $250, plus $150 gift card, so $400.
Just a $15 difference, so not crazy.
Plus worth nothing that TMo prices it over 30 months versus Apple's 24 months.
So if you don't really care for lower monthly payments and want $150 to spend on something else, I guess it could be worth it for some.

If you actually tried it, you would know it's asking you for the device info on the very next screen... This is exactly what Apple said would happen.
Currently the code is broken. It is a complete irrelevance if you have the phone or not if the code is invalid!

The only issue I have is that IUP requires you to buy Apple Care + on top of the phone, which is silly for me because I don't abuse, drop, dunk or crack the phone.
The phone has a 12 month warranty from the factory so if you are getting a new phone every year, then I say the Apple Care is a waste.
If you plan on paying off the phone in 24 months and keeping her, then the Apple Care is worth it.
