1) Going directly with T-mobile, using the iPhone 8 as a trade in will net you $415 off instead of Apple $140 + $150 Rebate Card. $415 vs $290. No brainer. Granted the Tmo deal is bill credits, but if your staying with Tmobile, who cares.
2) If you don't want Bill credits, BE PATIENT. Costco will have an offer soon if they don't have one already that will usually mirror T-Mobiles direct offer except with a prepaid card instead. Will beat Apple's crappy offer.

1. Don't quality for the 5 yr royalty promo
2. Have iPhone X / XR to trade (lower model gives you less than what you would get from t-mobile and trading XS/11 is a waste IMO)
and if you are getting regular iPhone 12, it's even better due to the $30 instant saving offered on apple.com
For me, since I am trading in an iPhone X and getting a regular iPhone 12
$250 trade in + $150 rebate + $30 instant saving >>>>> $415 spread over 30 months

I was at the Apple Store and the Genius assisting me told me all carrier-specific phones are unlocked, even with a discount and/or expected rebate. I came here to verify it, hoping someone who has actually purchased from Apple and confirmed the phone is unlocked.
