As long as you have top soil it will grow, clay mixed bases don't really do well. Overall this seed is just okay, I prefer local seed blends. It's more expensive but the perennial yields are greater.

Costco has the 15 pound bag for $46.

I grabbed 10 of these instead of two 40 pound bags to ensure freshness year to year.

If I remember correctly, i grabbed a similar deal this time last year. The seed was close to "expiration", so it is probably cleaning out last year's stock. It sprouted fine when I used it in the fall.

This is a terrible mix and a huge waste of money. Rye grass mixes are only popular because they germinate quickly. They also die quickly. You want a mix that is primarily tall and fine fescues. Don't buy this garbage. You'll be redoing your lawn in a couple of months.
