Answer to question:
The vast majority of the worlds biggest private lego collectors build their Lego sets, many try to buy one for them to build and another as an investment. If you're purely in it for profit, NEVER open the box.
- You lose about 30% once it's opened
- You cannot claim it as new condition which makes your sale slower even if you undercut
- You cannot take advantage of certain seller protections like Collector, Factory Sealed such as Ebay
But again, most of the worlds biggest private Lego collectors and YouTubers build their sets because it's fun to them, that's the joy for them, not seeing it inside a box (although most also invest so they do both). But if you're doing this purely or mostly as an investment, then of course you don't open it. If you're in between both, only open the sets you really love and keep the rest sealed, inside a box in a closet away from any house smells, pet dander, etc and ONLY buy from stores where they are very likely to ship it in mint condition and/or will accept an exchange if the box arrives damaged.. this hurts sales a lot if its badly damaged.

Went up at at least 3x since it was last available 3 years ago. I believe this discontinue set is by far the most expensive one that is still available for purchase. Or at least what's left of their stock.
