"Content No Longer Available" when I try to open it in the Apple TV app. What am I missing here?

Also, is the extended version worth it or is the regular cut better?

Also Extended cut is the one you buy, theatrical cut not worth buying

Also I have done streaming through VUDU, MA and others, ITUNES with Apple TV 4K is best for Dolby Vision and Atmos in my opinion

I had the same issue. If you search for the hobbit extended edition in the Apple TV app the bundle will come up for $24.99.
