its decent, not class leading or anything (i think mitsubishi & fujitsu are around SEER 25-30 on their higher end models). Its above the minimum basically to be "energy efficient rated" to get the rebate basically.

Also.... be sure your existing electrical is sufficient. For the 24k unit you need a 30A 220V circuit, which needs 10/2. not 12/2.

Thanks. Yeah I'm definitely not going to wall mount then (old construction with crap insulation). I do see that they sell rubber dampeners on amazon for some specific mini-split brands.

Just FYI for all you novice DIYers: often DIY videos on YouTube or articles just give you enough rope to hang yourself. The reason is that every situation is different.

Think DIYing your own AC system is gonna save you a bunch of money? Let me tell you a DIY story about installing a TV wall mount — what could be simpler, right?

Wrong. My condo has very thin interior walls, with metal (non-standard studs). That required a different mounting method than standard wall space with wooden studs. Because of the mount I had, I ended up predrilling the hollow metal studs and using toggle bolts/wings that I had to cut down to fit in the small space (while making sure they'd still grab the stud). Oh and I was lucky on this wall, because the studs were actually 2ft on center, where as one wall in my closet has no studs over a span of 29 inches, so hanging a hanger rod in there also required custom work.

A split AC system has even more to think about and plan for than a simple TV mount and hanger rod.

Having warned you, if you are mechanically inclined, go for it. This unit seems awesome. God speed.

Well, it does cool the air. The condensing unit you see outside your house is what removes the heat. Wherever your air handler is (attic or basement) has your evaporator coil which cools the air it pulls across the coil.

Glad to hear it worked out for you though. I especially like the mini splits for houses (like my mom's house) that doesn't have an attic or basement. In that instance, those mini splits are like godsends. I hate window units with a passion haha.

cable/wire AND electrical conduit together will run you about $2 a foot. IF you dig the trench then they won't have to do it and that will save you a bundle -- otherwise its typically $5 a linear foot to dig a trench .... the breaker box and switch will run you about $75.00 ...

With variable speed compressors, the short cycling issues of past have been minimized a lot. Add a variable speed matching blower and short cycling has all but been eliminated up to about 250% of rated load needs. This is not etched in stone and one needs to have access to technical bulletins, or make the call to technical support to verify.... you can have a variable speed compressor with a manual switch speed blower, etc. Waiting on a $20 switch from premature failure from over cycling could be an issue.

Besides the above, the downside would of course be the wiring costs. The 12,000 BTU is 120v single pole with a 22 Seer rating, while this unit is 240v double pole with a 20 Seer rating. Breakers, available space in breaker box, disconnect box and wiring costs will be more for this unit.

I did not look, but do both come with mounting brackets for outside unit?

And for both, what do you do with 25 feet of pre-charged tubing when just going through the wall? That needs to be researched so as not to starve the compressor for oil, have oil traps, etc. Personally, I would use a short piece of new, or get rid of the excess for a clean install, but also requires more equipment, tools and time.

And last, but not least, Amazon sellers are not always the cheapest that also requires freight delivery and Amazon selling fees..... Check locally for a better quality unit and the price may surprise you and worth it. Typically, the length of warranty is a decent indication of quality. Some smaller HVAC contractors will for a small fee, check your install and sign off. The larger companies already know that selling a unit direct means they will be the one you are going to call for warranty and will pass for self install.... but if ready for them, as in electric and disconnect box there, the cost may be reasonable. Also, many service techs take the truck home and one may be parked in your neighborhood for a quick Saturday cash job.... of course, without a warranty.
