Think I would prefer getting it from an actual store.

Not at all... Your going to be nice n cold with this size then!This unit would just have to work less to cool your room. Just check the window measurements to make sure it would fit that's all.

If you don't need the 12000btu, maybe go 8000? Those can be 30-40% cheaper, and potentially easier to install. If you're doing it by yourself, installing an 80 lb box into a window can be cumbersome.
