It's not on the list but Subnautica is awesome, if he has any interest in sea life, snorkeling/diving, submarines etc.

The games all have esrb age appropriate rating system that indicates content. Also, just like adults, a 12yo will have an individual personality with associated preferences...so you might want to discuss specific details about games with said 12yo to know what he or she might enjoy...

I have been waiting forever for Little Nightmares 2 to drop to around $20. Heard nothing but great things about it. There's a demo on the store as well if you want to give it a try before buying.

Dead or alive xtreme 3 is a good candidate if your 12 yr old has their xbox in their room.

Halo 5 is only $20, is on Game Pass, and currently looks like it's marked down to $7.99 to purchase (just not part of this specific deal).
