Just a heads up, they list Madden 22 as the XB1/Series X version, but it is last gen only. They are not doing the free upgrade this year. If you want next gen, look for the versions where Mahomes is holding the ball, not Brady.

It's out right now (and has been for 3+ hours) for me. Good game so far. Playing with GPU + premium add-ons bundle (mostly paid for with Xbox GCs I had to burn) and my console found its way to New Zealand...

Usually Forza gets cheapest right before delisting, which will be roughly another year for FH4. Also, buying the Ultimate Edition is generally cheaper than buying the base game + the DLC's.
