Looks amazing, I watched all 3 on an OLED and it looked like watching a brand new 4K movie. Looked and sounded incredible.

I have but if your asking if it's the same quality, no it's not especially on the audio side.
Not to mention what you are using to watch, listen & playing the content on/with.
As good as the 4K transfer is on these, it's only really worth it over BD is if you have a quality display & proper object based system.
The BD disc was a reference transfer on both PQ & AQ, the 4K digital isn't night and day difference in PQ and definitely inferior on the AQ side IMO.

How does the improved audio with atmos hold up? I always wonder how these play out compared to movies that come with atmos out of the gate. I'm in the process of building out a 7.2.6 home theater room and wanting to find the best movies to test out the height speakers so curious if LOTR 4K atmos will scratch that itch.

Well imo it's one the movies that utilizes object based sound extremely well and that's saying a lot because the BD version was reference quality also.

If you are looking for action movies another must have would be Saving Private Ryan. That also is saying a lot because it too was reference quality.

If you have a proper setup the best movie(so far) to show off what object based soundtracks can really do is A Quiet Place.IMO.
