Xfinity is running a special for new customers: 600 Mbps service for $20/month for the first 12-months plus a $300 Visa gift card, if you also activate new Xfinity mobile service within 30 days of activating the home internet service. You can BYOD for the mobile service, which will make you eligible for an additional $200 gift card for the current BYOD promotion. Or you can purchase a new phone from Xfinity, They wont even allow you to BYOD for some phone models they sell themselves! This is a much more restrictive BYOD policy than what Verizon allows, which is strange because Xfinity is a MVNO for Verizon.

You can use a Google Voice number to satisfy the BYOD port-in requirement of the $200 GC. I posted detailed instructions here.

Note Xfinity charges ~$14/month if you rent the cable modem (includes wifi 6 router) but they also allow you to bring your own modem to avoid this fee. I suggest the Motorola MB8600, which is a DOCSIS 3.1 modem w/1Gbps WAN ethernet port that is authorized for use on Xfinity's network. It can be had for ~$80 used or ~$150 new. You'll also want a wifi router to supply that service to your household.

Full Terms
Offer requires enrollment in both automatic payments and paperless billing with bank account. Without enrollment, the monthly service charge automatically increases by $10 (or $5 if enrolling with credit or debit card information). The discount will appear on your bill within 45 days of enrolling in automatic payments and paperless billing. If either automatic payments or paperless billing are subsequently cancelled, the $10 monthly discount will be removed automatically.

Offer ends 11/21/21. Restrictions apply. Not available in all areas. New residential customers only. Limited to Performance Starter Internet. Early termination fee applies if all Xfinity services (other than Xfinity Mobile) are cancelled during the contract term. Equipment, installation, taxes and fees and other applicable charges extra, and subject to change during and after the term contract. After term contract, regular charges apply. Comcast's service charge for Performance Starter Internet is $46/mo. and Extreme Internet is $86/mo. (subject to change). Service limited to a single outlet. May not be combined with other offers. Internet: Actual speeds vary and not guaranteed. For factors affecting speed visit www.xfinity.com/networkmanagement [xfinity.com]. 12x speed comparison based on monthly recurring charge for Xfinity Performance Starter Internet 50 Mbps and Xfinity Extreme Internet 600 Mbps with discount for adding new Xfinity Mobile line for a year. Must sign up for Xfinity Mobile and activate a new line within 90 days of Internet order and maintain the line to receive mobile discount for 24 months. Discount will appear on your Internet bill within 30 days of Xfinity Mobile activation. Must keep Xfinity Mobile and Extreme Internet service for 24 months to receive $30/mo. discount. Xfinity Mobile: Requires residential post-pay Xfinity Internet. Line limitations may apply. For Xfinity Mobile Broadband Disclosures visit: www.xfinity.com/mobile/policies/broadband-disclosures [xfinity.com]. 5G On Us Smartphone Offer: Requires purchase of new qualifying Samsung A42 phone between 11/1/21 through 11/21/21 while supplies last, new Xfinity Mobile line activation, transfer of phone number from another carrier within 30 days of purchase date and Device Payment Plan ("Device Agreement"). I'd still rather continue paying $40 for Fios 300 over Xfinity 600 @ $20.
Perhaps you should change a MODEM, rather than a router?
Please be aware - these xfinity comcast speeds are not guaranteed, read the fine print, after paying for gigabit speeds for 2 yrs realized it never came even close, we were getting only 250 mbps I tried different routers.
Also if you have many in the neighborhood on Xfinity, it slows you down.
Lastly, when we went past 1 TB we got an additional bill saying we used too much, this happened for two months and I switched.

The 600 Mbps deal is right on the link I provided in the OP [xfinity.com] - I included a screenshot in the OP as well.

Thanks. It might be region-specific on what is promoted but I imagine they might give anyone the 600 Mbps deal if you refer to the screenshot I provided in the OP.

So, the CSR said that in addition to the $300 GC, I was also eligible for another $200 GC for BYOD? Does this sound right?

Try to contact Comcast if you have been in your term for some time.

I am on the same boat as you. No real competition to Comcast in my town and I have been paying $76 for 200 mbps for more than a year. Last week I decided to add xFi complete to have unlimited data due to recent enrollment in youtube tv. I was then offered 600mbps +xFi complete for $75 for 12 months contract. I have no problem with contract as I don't see any reason that I will switch to ATT's ADSL, the only other option here.

Try your own luck.

I'm guessing the different offers being presented to SD'ers are based on how much competition is in your region.

Wish I had this deal when I was first getting Xfinity a year ago. I was on a promotional $35 for 100MB for a year and it just ran out, which meant I was paying $55 a month.

Called them and they were able to upgrade me to 600MB for $50 for 24 months. Not a fan of these long contracts but sadly the only other option in my area is ATT DSL which is slow and expensive.
