This is on par with building a similar PC like this on your own. For anyone who wants to get as close to DIY prices with a decent upgrade path for AM4 and not paying an outrageous price, this could be the one. I made a PCPartPicker list for a similar build going for the cheapest parts possible = $800-$900 not including tax, shipping costs, and time to build. This desktop also has an 800W PSU and Wi-fi.

Doesn't compare well to this:

Big difference between the two is the 12700-F, faster than the 5600x but this deal is out of stock. This also comes with Windows 11, which I do not recommend. Although you can revert back to Windows 10, this process probably isn't something wanted by a prebuild's target audience. In many games at 1080p, they perform similarly. I would take the i7-12700f over the 5600x any day however.

Price-wise, the 6700XT is comparable to the 3060TI, but it outperforms the 3060TI. Performance-wise, it's comparable to the 3070 but the 3070 is very expensive. The 6700XT also has more VRAM.

This is probably how I'd spend my $900 if I needed a PC

https://pcpartpicker.com/list/RDcGMb

But also, not a bad deal if you aren't comfortable or don't have time to deal with building a custom rig

My directness may not be appreciated, but I see absolutely nothing in this PC which is worth paying $200 more for vs. the Costco deal. There are things to dislike about the Costco deal, but value-wise it's not even a contest.

I agree with deelseaker. I think the Costco wins for someone who doesn't want to or necessary need an upgrade path. For the Costco, the upgrade path is limited to a few items; but then, most that buy a prebuilt isn't looking to do multiple upgrades.

For those that are looking to do multiple upgrades, you're better off building your own system; use some of the suggested pcpartspicker by the various forums (reddit, here, hardcore, tom's hardware, etc.)

I understand this is more budget but what is up with just 16GB RAM in 2022? Do people use these PC's literally just to game and do nothing else? i know 16GB is good for MOST people but if I were buying a home PC, sure...

Is this good enough for Microsoft Flight Simulator or will it struggle?

Just buy more ram if you need it. Most people won't need more than 16gb. This isn't a high end rig.
