Be forewarned, MSR's customer service totally sucks. Had an issue with their snowshoes breaking on me on the trail and left me stranded miles from a trailhead. They were aware of what I think was a design/material flaw and wouldn't send replacement parts for a reasonable cost. I see some similar comments about these tent poles breaking and similar response given to customers. Outdoor equipment companies frequently go above and beyond on customer service. MSR does not. They make some decent gear. You are just on your own if you have issues with it.
This is not a hiking tent. This is a car camping tent.

Looks like a pretty good and sturdy car camping tent that'd last for years but not something you'd want to carry on your back for miles.
Is this good if I become homeless due to rising rent?

Don't make the same mistake I have in the past and have an idea of where you're camping before buying the larger tent because it seems like a better deal. The 6p is around 10x8 feet which may not fit well in some campgrounds.

aside from that, great prices on a great brand

This is not a hiking tent. This is a car camping tent.

Looks like a pretty good and sturdy car camping tent that'd last for years but not something you'd want to carry on your back for miles.

The 4 person is a 12lb tent which may be too heavy for some but is in an acceptable range for casual backpacking. Could definitely go lighter, still a good buy if weight isn't a concern.

The GearLab review kz400b2 posted above mentions the Wawona 6 - see the "Compare to Similar Products" section. REI's [rei.com] price is $500, so that tent's considerably more costly than this deal.

a guy we went camping with bought some crazy ass family size tent that had 2 little rooms. to start off he didn't know how to set it up and later couldn't figure out how to get it back in the bag LOL. we warned him not to buy a giant tent but he didn't listen.

i have no idea what he did with the tent, he tried selling it for half of what he bought it but no one wanted it.

So better to go with 2 small tents than a single big one?

I'm starting to think I want too much. I wanted a giant one for the kids to play in in the backyard while still can pack it up to go camping. I wanted it to be like a sunroom without spending a huge amount on a sunroom.

It'll be easier to get separate thing s honestly. Like a screen room or sunshade for home. As for the tents, that's preference. I have a 4 person and 2-2 person tents and I prob use the 2 person tents the most. Just easier to set up by myself, esp when it's getting dark

I have a Wawona 6 now, it's a great tent, I love having a vestibule that I can fit fishing rods or gear in. However its HUGE. I bought the 4 person Habitude for when I don't need all the space or don't have the space to set up the Wawona.

Get yourself a cheap, big Ozark Trail or similar budget tent for playing (though it's not really a sunroom -- it will get dirty, and if it's at all hot or humid the tent will be hot and humid), and get something else for camping.
