Stick to places with lots of positive reviews (I consider anything below 4.8 bad, sad as that sounds), and actually read the reviews. If the place has a ridiculous cleaning fee, it will say so in the listing. If the host requires you to walk their cat or re-paint the walls before you leave, the reviews will likely mention that. If there are no reviews, good luck.

I took a video upon entering one in Virginia Beach and checking-in at 4pm and documented a broken chair. We contacted the owner at 4:03pm and they tried to say we broke it as the previous tenants were "friends of theirs" that wouldn't do that. We shared the check-in video and they still tried to say we did it. We went down to the front desk of the main condo association and showed them everything and they contacted the owner to tell them to fix it and not be our fault.
Another time we checked out of a condo in Panama City Beach and they tried to say we left the place a mess. We took photos of each room when we left to show the condition. They claimed a single spaghetti noodle that was under the cabinet on the floor showed we didn't clean up after ourselves and was going to keep the $500 deposit. We had to fight them by asking what the cleaning fee was for and after threatening to show our check-out photos to AirBnB and the string of messages they sent us threatening to keep the deposit did they ever return it.
We now use real estate companies that have rentals or find businesses that have multiple rentals in an area to book through directly. We've had more consistently positive results booking directly than by booking through a 3rd party.
