But after walking and checking, if I just do nothing, I will have the lawn covered with crab grass, weeds and you name. Thank the owner of neighboring property who got it on foreclosure, made renovations and rented with no weed removal. Not even a spray. He just hired someone to close mow it.
I dont know how I would be killing all those seeds waiting to hatch and then these. If I put the granules or roundup, will I be getting grass seeds grow?

No, if you use the weed killer and pre emergent, you want to wait at least 4-5 weeks before seeding. I would suggest seeding quickly and then attack the weeds after. Get the new grass going asap.
