An interesting design. this is top-grain leather only. Sides and back are also not leather. if they are cutting corners to save few bucks, then they will also cut corners in areas we don't see. particle wood (cardboard), thin metal hinges, foam density, stitching, overall finish, etc..

From your comment it appears you believe the seating "tops" being leather is what they mean by top grain leather. Top grain leather is a type of "cut" of leather, the only better being full grain leather (meaning the full thickness of the skin rather than just the top thickness). Top grain leather is an excellent leather, second best only to full grain, and so far better than "genuine leather" as they shouldn't even share the word leather in their naming. I don't know anything about the quality of this piece however.

an example of damage for this exact couch was posted on a local marketplace. top grain leather will flake differently unlike full grain

Nice example, top grain isn't nearly as good (or expensive) as full grain, but typically better than genuine leather or even pu "leather" which flakes terribly. Thanks for pointing out that this has its flaws too. Thumbs up!

Looks like you can change the depth of all the seats. Would have loved to see this one in person before pulling the trigger.

Top grain leather is leather...Leather doesn't flake. Bonded leather does, and that is what is shown in that picture. If it flakes, it isn't top grain leather.

The picture gives no context on where that peeling is, but if it's a seating area, it isn't too grain leather and the description is false

From the Costco website: "Material: Top-Grain Leather with Vinyl Match on Sides and Back"

The damage in the pic probably comes from the vinyl sides or back. This is still an issue, as peeling in the back will be a major eyesore.

I am using it for last few months and can safely say one of the most comfortable sectional that I ever used. It is dawn filled Along with foam.

Exactly, someone giving advice on leather that doesn't even know what top grain is. I have top grain, not from Costco, and it's held up well in 6.5 years. I do oil it every 6-8 months as it's required twice a year. It is leather where visible on side and back & this is vinyl.
