Marriott Bonvoy members who register for this promotion by November 22, 2023, will earn 1,500 bonus points per eligible paid stay, plus an additional 3,000 bonus points after three eligible paid stays, each at a different participating Marriott Bonvoy hotel brand, during the 85-night promotion earning period.
- Only eligible paid stays completed after registration and during the promotion earning period will qualify toward the promotion.
- Award redemption stays including Cash + Points Awards, Free Night Awards, or a points redemption are not eligible for the promotion. Rates available through most third-party online retailers and select travel agency rates do not qualify for this promotion
- Stays at The Ritz Carlton Yacht Collection, Homes & Villas by Marriott Bonvoy, Marriott Executive Apartments, and owner-occupied weeks at Marriott Vacation Club, Marriott Grand Residence Club, Sheraton Vacation Club, Westin Vacation Club, The Ritz-Carlton Club, St. Regis Residence Club and Luxury Collection Residence Club, are not eligible for bonus points for this promotion.
- The 1,500 bonus points per eligible paid stay will be awarded to the member's account within 7 business days after checkout and will post with the completed stay. There is no limit on the number of times a member can earn the 1,500 bonus points on each eligible paid stay completed during the promotion earning period. The additional 3,000 bonus points after completing three eligible paid stays at different Marriott Bonvoy participating hotel brands, will be awarded to the member's account up to 6 weeks after the promotion earning period ends. To earn the additional 3,000 bonus points, members can only stay once at each participating Marriott Bonvoy hotel brand during the promotion earning period.

i noticed I did received an email offering this promotion
but even after clicking on the link in the email and signing in, not offered
so I figured why not give Marriot a call... so I did & they signed me up
to me, it was worth the call

Airbnb nightly rates shot up 36% in 3 years [thepointsguy.com]
Not to mention how picky hosts have become. I've never stayed in a hotel where I've been expected to take out the garbage, clean the bathroom, take off linens, etc, but that's becoming the norm for AirBNB:

2.1.d. Qualifying Stay. [marriott.com] A "Stay" or "Qualifying Stay" means all consecutive nights a Member registers for, and personally pays and stays at any Participating Property, for which (i) the room is billed to the Member, or (ii) the guest room is direct billed to the company who has arranged payment for the Member's stay that is not associated with a convention or group meeting.
i. A "Stay" is a stay of one or more consecutive nights at the same Participating Property regardless of check-in and check-out activity by a Member who: (A) provides his/her Membership Number at the time of reservation or at check-in; (B) pays a Qualifying Rate or applies an Award Redemption for the stay; and (C) stays in one of the reserved guest rooms. A Member may only earn Points for up to three (3) guest rooms with the same check-in and check-out dates if they stay in one of the reserved guest rooms and pay a Qualifying Rate or apply an Award Redemption for all of the guest rooms.
That also disallows multiple reservations at the same property simultaneously (e.g. multiple rooms), and you don't earn elite night credits on multiple rooms (under one Bonvoy #) but you do earn the points for the spend (one the first 3 rooms as above).

Also…my coworker has a place he rents to traveling workers. It is a small 2/1 and if he hired out it costs over 300$ for a cleaning now. Prices seem to have gone wild everywhere for cleaning. Airbnb charges too much but a 175$ cleaning fee barely covers half these days.
You need to call and ask to be enrolled. After that, you will be granted Platinum status after staying 16 nights in 3 months. I think they also have a Gold challenge that only requires 8-10nights. I did the Platinum challenge earlier this year and it worked well, although I did wind up staying enough nights to earn the status organically. You have to choose one or the other at the time of signing up.
FWIW, I'm currently doing Hilton status challenge. After verifying my Marriott status, they granted me Gold. If I stay 14 nights in 3 months (I'll satisfy this by next week), they'll update me to Diamond for until 2/2025.
