its still expensive to be locked into their ecosystem. it will become useless when they discontinue the product or service. they could also start putting features behind a paywall again like they used to.

Yes (obviously check with your insurance company about the requirements) but for mine, it's 7% off the premium. Makes it a very quick payback period

Word of caution for those who live in very hot climates. I got this product in 2020. Works as described, it's great. However during a very hot summer it broke. Eventually started leaking water and we had to remove it. It's rated for outdoor use but it will not going to do well at temperatures of 110F for prolonged periods of time.

In its defense - none of my other outdoor smart gadgets do well at these temperatures either.

This also works with Ring alarm .
I have LeakSmart installed since 2016. Saved my house after a leak in kitchen faucet.

I looked into this back in 2020 and thought it was expensive at $500. Then I experienced a major water leak at a rental property to the tune of a $2k+ water bill. I was able to get most of it forgiven by the city water department but one of my repair and preventative measures was installing this smart meter/valve as part of my justification for asking for billing relief.

It's been so good that I've installed 3 additional ones at other properties including my own house. I have it on CPVC as well as PEX. There's no subscription cost and every device stays connected to wifi very reliably. It also integrates into the Ring app in addition to its own Moen app.

This is caught toilet water leaks, hose leaks, actual pipe leaks, and my in-laws just over watering the garden. I'm in Atlanta where we had a city-wide freeze resulting in pipes bursting all over the city last winter, my devices were able to consistently track overall water pressure drop across the various days as the city was gradually repairing leaks. That way I was able to give tenants a heads up about why they were experiencing low water pressure and let them know that there was potential water contamination and to boil their water.

Overall, I'm a very big fan. If I had another property I could add this device to, I would do so in a heartbeat.

The downsides are some nuisance alarms or calls but I think it's a minor inconvenience. If you do have this on rentals tho, you do need to make sure you have internet connection while traveling or on the plane just in case it detects some anomaly event and shuts off water. You don't want your tenants without water for an extended amount of time.

It varies. The first time I had it installed on CPVC. The plumber charged me $200 maybe. But it was a really fast job. They cut the CPVC pipe with maybe a 4-5" gap, put the connectors on both sides of the meter, and then just used PVC cement to join it together. The whole thing took maybe 10 minutes. It was so simple that I installed the 2nd one by myself and it was maybe $15 in parts from Home Depot.

My next 2 installations were on PEX so I didn't have the right tools. Those were also in the $200-300 range. Plumbers are expensive.

If you're handy though and have the right tools, I have no doubt that you could install this on your own. It's not rocket science and there are plenty of YouTube instructional videos. For me, the cost of leaks and further property damage easily justified the cost of the device and cost of installation, and if I had more time, I probably would have installed the PEX systems myself. My only piece of advice is to make sure you install it in a location that has access to an electrical outlet. You may want to consider a GFCI for that outlet if it's at risk of getting wet.

Insurance doesn't offer extra 7% just for this device alone; very likely you are already availing that 7% for some something else that falls into same bucket like a monitoring device/smoke detector/sensors etc.

I've got Z-wave devices all over including light switches, plugs, temp/humidity/motion sensors, door/window sensors, water sensors, etc. I use Vera and SmartThings hubs. All that to say I'm a fan of Z-wave and home automation in general.

That being said, this smart meter device is better than your typical DIY home automation device. The product is nicer, more robust, more reliable, and the app and usability is just very clean. I don't have to question the readings. I don't have to troubleshoot the whole system to eliminate other things that would be wrong with the system to validate if a "trip" of the device is a true issue. The thing just works and works every time. It's a vetted and finished product if you know what I mean.

If I lose wifi, I get an alert. If I see unusual water usage, I see to what extent and for how long in a nice interface. There are daily test routines. The logging/history works. It's just a good overall product.

Plus if you have a water leak in into your toilet bowl or anywhere else in your system where you don't have a water sensor, then you're covered. You don't have to worry about replacing batteries in your water sensor or if there's communications going on between your various sensors and your hub. The thing just works.

I live in Atlanta and it's been a pretty hot summer so far but I've had no issues. Most of mine are installed in crawlspaces where the main water line comes in and it's usually pretty cool in those locations. I do have one installed in a mechanical room next to the hot water heater tank. I don't think it gets anywhere close to 100 degF in the mech room tho.
