I have a Klein already - while I get that Fluke might have a better rep. I'll stick with what I have. I'm watching for a deal on a Fluke NCVT.

You have an open neutral upstream. Check the next outlet/device in the circuit.

For some reason the one with the beeper shows up full price when trying to checkout. However the one without the beeper is the sale price. Thanks for the info.

It sounds like it may have been a price error where they meant to apply the discount to the non-beeper version, which is showing as $9 and change. The poster above you, balloonshark, posted both links if you're interested in the non-beeper version. Three camels says that version hovers consistently at $15, with sales down to $12 (and a few very brief spikes to $20+, likely just in order to claim that as "regular price" when it really isn't)
