The previous model (AVR-S960H) is listed for $499 on Amazon, but can be found as low as $449. Spending an extra $40 for the latest model was a no brainer. This newer model has three 8K hdmi inputs, whereas the older model only has one.

We moved in to house where the speakers are installed in the ceiling like around 35 speakers in 12 zones. They didn't leave a stereo or receiver. Please let me know if this will help me in connecting to multiple zones? TIAPlease let me know

This is geared towards a home theater. You need something else for an12 zone house setup

Check with the former owners about how they connected it all together?
I found Audussey xt32 to make such a positive transformative impact to the sound quality, I'd suggest trying to save up for the lowest model with it (3xxx series).

Yep they really make you pay for it but it's worth it IMO for equipment that should give you many years of service. Just keep it well ventilated or better yet put an aircom fan on top.
