If $35 is stopping you from getting this card, you might want to be looking at a RX 7800 XT with 16GB VRAM for the longevity.
I guess it depends on whether you think games commonly exceeding 12 GB even with some minor settings adjustment will be the bottleneck, or if RT will get better and more efficient so cards with RT will fare way better.
I'm not sure which one to go for, I'm leading towards the better RT, but if the 7800 XT gives me an offer I can't refuse, I'll go that route.

Honest question, how is the Zotac? I recall they are not exactly top tier, but at this price, I can't complain. I am curious if most cards are 2 fan or if some are 3 and if the cooling is all that different.

I've had a 1080 from zotac for about 5 years with no issue, which is why I'm upgrading. The card never gave me any issues, but I never OC'ed it. I'm not purchasing because of Zotac, it's just by chance that the 4070 is finally at a price I'm willing to buy. I did check their warranty and they have a 3 year warranty which is not great, but just ok.

Yes, no clear leader. (Always with the caveat of checking what your bread and butter usage is better on...).
I erred on 7800 XT side because you can kinda conflate that there are 70+ million 12GB cards out there(PS5/Xbox) that are being used as the minimum baseline configuration from here on out... The consoles have finally hit critical mass.
